I have 3 realme devices, and my experience of Android with realme has been way superior than what I had with Samsung, LG or Lenovo. Especially with the new ones.
I'm quite talking in context. You don't realize what "value" an iPhones offers; so, that's a different story. I pretty much know what an iPhone can offer, and what it cannot.
Less than 10K, and high refresh rate? Which brand? Well, I know even if one makes it, it's gonna be taking one straight to hell because overall the phone will be a crap at this price with a high refresh rate.

Most current version iPhones are priced above 40K. Comparing the screens at a subjective level at that price is moot as Android phones at the price have pretty great screens unless you intentionally buy a phone with a gimped screen.
Even if we consider 25K to 30K where cheaper iPhones exist, there are great Android screens available for the price.
And finally, there are no 10K iPhones available but there are 10-15K Android phones available now with high refresh rate screens which objectively not good, are good enough for the price.
And coming to updates. I am sorry about your G4 but we are going to talk about 6 year old devices now? Yes, Android has shitty update policies. I know that. It was dog shit back then and it is less shittier now but still poor compared to iPhones, yes. But that was not the point. You get what you pay for. You pay for poorly optimized shit brands like Realme on a budget, you will have a bad experience in a year or two if the phone is not reasonably well specced. Thankfully, phones have gotten powerful enough now to not feel the slowness unless an OEM messes up which is again sad. Stick to good brands with relatively cleaner UI like Samsung, Motorola, OnePlus, Asus, Google and you will have a good experience. Even Mi is pretty good these days. Realme -> Dog Shit.

Android phone makers have made this slow down process even easier. They just don't update to the next OS so that the system becomes less responsive sooner than later. My 50K LG G4 was offered only one OS upgrade, and LG screwed up the OS with bootloop so that I lost my data on the internal storage, and screwed up my microSD because of another OS bug (I'm glad that LG has now given up their phone business). We're kinda lucky nowadays that the Android OEMs are promising 3 OS upgrades for their flagship (only) models.

What you said is pretty logical and I will agree with a few of them not all.
(lol, pretty much every Android has good display, don't fall into marketing hype created by Apple, so Retina much wow, Apple has been sued for intentionally slowing down old phones with updates just like Android does, and no offense but your wife would be just as happy with a cheaper Android phone if she is a basic user. Android won't tweak itself unless someone tweaks it.)

All that you said comes second. The Apple logo comes first.
And now that they are making iPhones is India thus lowering production costs and making them more accessible. Not to mention these goddamn online sales where they are selling iPhone 12 Mini at ~INR 35K on Flipkart and Amazon.
So what's preventing every random dude/dudette/chhapri/nibba-nibbi from buying an iPhone, that too a premium model, not the low end 7s or 8s. Nothing.
I have seen kids who have just gotten jobs of 20K-25K a month buy phones like OnePlus 9/iPhone 12 Mini during these sales. WHY? Because "sales" and "no-cost EMI".
We as enthusiasts are a very different 1% compared to world around us. Personally I hate Apple as a company for their business practices so I avoid using any of their products no matter how good they are. There are always just as good Android phones and no iPhone can flip like my Z Flip3.

Google's Pixel HW looks pretty cool indeed. The fact is Google never set up the goals the way Apple did in India), but an iPhone sells based also on the facts that it's updates are smooth, timely, well-controlled by a single vendor, continuous for many years after the purchase. It's the only smartphone product line where the main camera comes with high-end features like OIS even in the base model. It's retina display offers great experience (you can get a great display on Android, but you have to shop around to see which one feels good; for an iPhone buyer, it's a no-brainer). And, last but not the least, there are not too many tweaks in the iOS; so, for most users it's fairly easy-to-use (like my wife). I like to do certain things being a pretty advanced smartphone user; so, my option is Android only at the moment; else...
