If you only want 40FPS, then yes.
It can also manage 45-50FPS if you unlock it using gfx tools.
But... You should aim for Snapdragon 700 series minimum for gaming.
My Poco X3 (SD 732G) gives stable 60FPS with gfx tool, even on HD Graphic with Shadows.
My advise is to aim for Snapdragon 700 series phones for gaming, especially "G" series phones as they're optimized for gaming.

If Xiaomi produces a phone with these dimensions with a better cam (like the redmi note 10 pro model's) and better chipset (like snapdragon 750g or 765g) I would buy even for $350.
