People in some countries are still struggling to get 10Mbps on 4G and 5G is still evolving. Will take two three years for world wide roll out. 200-500Mbps is max 5G can offer.

Peak and Theoretical Performance are not the only metrics to look for. There is also Sustained Performance, Battery Life, Display Quality, Software Support, Hardware Features, Availability, Customer Service, Custom ROMs, Speakers, etc etc.
A lot of the times, you can get "refurbished" devices cheaper than those alternatives. Or discounts on ex-flagships. There's also the Used Market. Or you can even look at sensible midrange options like the Samsung A52-s, and Samsung S20Fe.
